LAY-OUT
De woonark is gelegen aan een doodlopende straat met rotonde aan het einde, waar auto’s zijn toegestaan (de straat is niet doodlopend voor fietsers en wandelaars, entree Amsterdamse Bos). Er zit eerst een ruime tuin, alvorens je bij de woonark komt waardoor je veel privacy hebt en rust.
Je komt binnen in de hal, waar het toilet te vinden is en het luik naar de grote berging (kruipruimte) in de kelder over de gehele oppervlakte van de ark. Via de hal zijn alle vertrekken te bereiken.
De woonkamer is heerlijk licht en heeft openslaande deuren naar de tuin en de (drijf)steiger.
De open keuken is voorzien van een vaatwasser, inductie kookplaat, combi magnetron-oven en wasmachineaansluiting. Vanaf het spoelgedeelte in de keuken heb je prachtig uitzicht op het water.
Er is een stille biomassakachel met thermostaat (met energielabel A+) aanwezig. Deze is bedienbaar met een afstandsbediening. Deze biomassakachel (palletkachel) kan de gehele ark verwarmen. Deze staat in de woonkamer. Boiler uit 2009 voor warm water. Stille pomp voor het riool.
De oude cv-ketel staat in de kelder, maar is buiten werking (oliestook), de radiatoren zijn nog aanwezig, dus deze kan weer in gebruik worden genomen. Cv-ketel is op oliestook, de tank is nog aanwezig maar kan worden verwijderd. Deze is te vinden achter de schuur in stalen gebouw.
Er is geen gas aanwezig. Alles op elektra en biomassa/palletkachel.
De woonboot heeft één slaapkamer met plafond-licht-ventilator. Hier staat al een grote ingebouwde kast met spiegeldeuren en biedt voldoende ruimte voor een tweepersoonsbed.
Via de slaapkamer is de recent vernieuwde badkamer te bereiken. Deze is voorzien van een ruime inloopdouche, wastafelmeubel en handdoek radiator (deze is voor nu buiten werking).
EXTRA
Op een zeer centraal punt van Amsterdam is deze woonboot gelegen aan een mooi, uniek, rustig én schoon stuk water waar je zomers heerlijk kunt genieten in de tuin, of op het water.
Supermarkten, restaurants en het ziekenhuis (VU Amsterdam) zijn nabij gelegen. Om de hoek van de ring A10. De woonark ligt in een brede sloot grenzend aan De Nieuwe Meer. Varen door de Amsterdamse stad is mogelijk, toegankelijk via de sluis.
Via de Ringvaart zit je binnen een halfuur op de Aalsmeerder Poel, richting de Westeinder (Plas). Verder op 7 minuten fietsen van het Gelderlandplein, 15 minuten fietsen van Amstelveen winkelcentrum en 15 minuten fietsen van het Vondelpark richting het centrum van Amsterdam. Verder is de Woonark gelegen op 5 minuten fietsen vanaf Station Zuid (De Zuidas, Zuid WTC), richting Schiphol, Haarlem en Centraal station. Met enkele stappen in het Amsterdamse bos (direct buiten het tuinhek). Perfecte locatie!
De tuin is huurgrond van de gemeente (ca. € 188,-). De tuin is mogelijk om te kopen van de gemeente (met erfpacht), deze kosten zijn nog niet bekend. Er dient dan wel een bedrijf opgericht te worden gericht op watersport. De ark kan dan worden omgezet naar bedrijfsark.
VERKOPER AAN HET WOORD
In deze (familie)ark hebben wij jaren met plezier gewoond, maar wegens emigratie gaan wij met (toch wel pijn in ons hart) deze mooie plek verlaten voor een nieuw avontuur. Het plekje is fijn na een drukke werkdag thuiskomen. In de zomermaanden heerlijk op je drijfterras aan het water, genietend van een drankje met langsvarende bootjes. En in de lente heerlijk fluitende vogeltjes en nestjes in de tuin. Het is een unieke oase van rust in Amsterdam. Wandelen is ook heerlijk in het Amsterdamse bos, waar je bij het uitstappen van de tuin, direct bent. Aan de drijfsteiger is het mogelijk je eigen boot aan de privé steiger te leggen, waardoor je binnen enkele minuten op De Nieuwe Meer bent.
In de wintermaanden zeer romantisch met de palletkachel aan, genietende van een besneeuwde tuin en schaatsen met de buurt (als er ijs ligt op het water), waarbij velen glühwein schenken en buurten met elkaar.

Very nice houseboat in Amsterdam South, with a spacious garden and jetty in front of the door. In this nice houseboat you are surrounded by beautiful and clean water, ideal for sailing or swimming, with a connection to the Nieuwe Meer. Located in the Amsterdamse Bos.
LAYOUT
The houseboat is located on a dead-end street with a roundabout at the end, where cars are allowed (the street is not a dead end for cyclists and walkers, entrance Amsterdamse Bos). There is a spacious garden, before you arrive at the houseboat, which gives you a lot of privacy and tranquility.
You enter the hall, where the toilet can be found and the hatch to the large storage room (crawl space) in the basement over the entire surface of the ark. All rooms can be reached via the hall.
The living room is wonderfully light and has French doors to the garden and the (floating) jetty.
The open kitchen is equipped with a dishwasher, induction hob, combi microwave oven and washing machine connection. From the sink area in the kitchen, you have a beautiful view of the water.
There is a silent biomass stove with thermostat (with energy label A+). This can be operated with a remote control. This biomass stove (pallet stove) can heat the entire ark. This is in the living room. Boiler from 2009 for hot water. Silent sewage pump.
The old central heating boiler is in the basement, but is out of order (oil heating), the radiators are still present, so it can be used again. The boiler is oil fired; the tank is still present but can be removed. This can be found behind the shed in a steel building.
There is no gas available. Everything on electricity and biomass/pallet stove.
The houseboat has one bedroom with ceiling light fan. Here is already a large built-in wardrobe with mirrored doors and offers enough space for a double bed.
The recently renovated bathroom can be reached via the bedroom. This is equipped with a spacious walk-in shower, washbasin furniture and towel radiator (this is out of order for now).

This houseboat is located at a very central point of Amsterdam on a beautiful, unique, quiet and clean stretch of water where you can enjoy the summer in the garden or on the water. Supermarkets, restaurants and the hospital (VU Amsterdam) are nearby. Around the corner from the A10 ring road. The houseboat is located in a wide ditch adjacent to De Nieuwe Meer. Sailing through the Amsterdam city is possible, accessible through the lock. Via the Ringvaart you are within half an hour on the Aalsmeerder Poel, in the direction of the Westeinder (Plas). SELLER’S WORDS
We have enjoyed living in this (family) ark for years, but due to emigration we are going to leave this beautiful place (with a heavy heart) for a new adventure. The place is nice to come home to after a busy day at work. In the summer months you can relax on your floating terrace on the water, enjoying a drink with passing boats. And in the spring, wonderfully chirping birds and nests in the garden. It is a unique oasis of peace in Amsterdam. Walking is also wonderful in the Amsterdamse Bos, where you are immediately when you step out of the garden. At the floating jetty it is possible to moor your own boat on the private jetty, so that you can be on De Nieuwe Meer within a few minutes. In the winter months it is very romantic with the pallet stove on, enjoying a snowy garden and skating with the neighborhood (when there is ice on the water), where many serve mulled wine and neighborhoods with each other.
